A $65 million mixed use development in Gulfport is coming along. The Gulfport Highlands now has roads as well as water and sewer ready for either retail stores or offices.
Currently one business sits on the site. Gulfport's Ward 6 councilman said the infrastructure is going to attract more businesses. From the entrance to the landscaping it easy to tell it is no ordinary office and retail complex. The development is considered by many as high-end.
"It's very nice out here. It's got a very nice obelisk in the center of the traffic circle that is a nice landmark in the development. It's got a tower at the entrance. That kind of sets of the tone,” said Ward 6 City Councilman R. Lee Flowers.
Thanks to Gulfport's roughly $1 million in tax increment financing infrastructure is spreading out nicely along the development. With the roads and water and sewer in place and more street lighting, Ward 6 Councilman R. Lee Flowers says more businesses want to set up shop.
"I'm glad to say that our economic development director that we have with the city David Parker is able to work with this developer and owner Noel Sims in getting local representation right here in Gulfport to help him market the area,” said Flowers.
Councilman Flowers says the real estate firm for Gulfport Highlands is Southeast Commercial. He says they are in the process of seeking tenants like grocery stores and doctor's offices.
Camilla Healthcare is the first and only building currently on site. And when more businesses come don't expect to see uniform buildings. However with Gulfport Highlands being located on a scenic byway, the bar has been set high in terms of the complex's look.
"We don't have actual fixed architectural standards for this area, but since we are on a scenic byway. A state mandated scenic byway, we can require higher levels of aesthetic appeal and those guidelines are state mandated. So that's what we're trying to go for here,” said Flowers.
The developer of Gulfport Highlands is also the same developer of the Renaissance Shopping Center in Madison.
